What gets left off this estimate

These are the lines from the kit's "Did you forget?" list that apply to this job, and where the kit bills each one.

  • Touch-up paint after the repair. Price Book: Touch-up paint after repairs.
  • Extra trips (dry time, inspections, back-ordered parts). A custom line or another trip charge for each visit.
  • Floor and furniture protection, dust control. Custom line, or raise the contingency.
  • Consumables (caulk, screws, blades, tape, anchors). Make sure Supplies isn't $0 on tasks that use them.
  • "While you're here…" extras. Don't do them free. Text a change order first (Get Paid Texts, #1).

Before you send the number

  • Hold a work light flat against the wall before you quote. It shows you how much skimming it needs.
  • Peeling paint or torn paper facing has to be dealt with first. Price that prep before you start.
  • If the wall needs real repair before it can take a skim, stop and re-quote for the prep.

How long does it take to skim coat a wall?

The True Rate kit's Price Book puts it at 2.5 to 4 hours per 100 sf, and starts the price at 3 hours. That's a solo tradesperson with a few years in, on an ordinary house: tools out, the work and clean-up, with no drive time. If yours runs long, raise the hours, not your rate.

Does that include a trip charge or minimum?

No. The flat price is the task alone.
